A limited number of residences at Raffles Residences Bali will be released in 2026
Uncovering trends in the world of high-end hospitality can feel like searching for a black cat in a dark room. It only takes an observing eye, however, to notice that many of the industry’s most respected names have been steadily adding branded residences to their portfolios. With Accor and Kajima announcing the debut of Raffles Residences Bali, it seems the trend is far from slowing down.
Located within a 5.3 hectare private estate adjacent to Raffles Bali, the property will boast 28 exclusive homes, each designed to accentuate its natural surroundings and ocean views. Designed by a network of studios with long-standing experience in tropical environments, the development appears to work with the natural contours of the headland, creating a symbiotic space with nature.
Working from James Hyatt Studio’s master plan, Kajima, together with Area Designs, carries this thinking through to the architecture, which relies on straight, contemporary lines, generous volumes, and locally sourced materials like teak, limestone, and ironwood.
“We sought to create something that could only exist on this site,” says Shuichi Oishi, CEO of Kajima Development Pte Ltd. “The site carries the rare topographical condition of the ocean and mountain coexisting, echoing the characters of Jimbaran and Ubud.”
While the interiors of its living areas— designed by renowned firms like HBA Resort, Aedi Design Bureau, and Blink Design Group—promise expansive and open spaces, infinity pools, and large outdoor areas for socialising, what will likely draw many buyers, however, goes beyond design.
With full access to Raffles Bali, residents will have both the privacy of a standalone home and the convenience of a fully serviced resort. Opened in 2021, Raffles Bali is known for its emphasis on sophisticated spaces, calm ambience, and personalised style of service. Its small, villa-only layout makes it appear as a natural extension of the residential experience.
It is here that residents will have priority access to dining, wellness facilities, and the resort’s beachfront areas, allowing them to move easily between the independence of their home and the support of the hotel when needed. More importantly, a butler team will be assigned to each residence, handling everything from coordinating housekeeping and maintenance, arranging simple day-to-day tasks like groceries, transport, or laundry, to organising a private dinner at the residence.
While a limited number of residences will only be released in the second quarter of 2026, qualified buyers can register for first access to floorplans and invitation-only showings via a private preview website.
