HIROO. Interiors by Fendi Casa is a 997-sqm villa that will arrive in Tokyo the summer of 2027
In Hiroo, one of Tokyo’s most exclusive residential enclaves, a house is being reimagined in style. List Sotheby’s International Realty, working with List Development, has teamed with Italian furnishing house Fendi Casa and design specialist The One Atelier, on a 997-square-metre villa that will be the first branded residence of its kind in Japan.
The project, named ‘HIROO. Interiors by Fendi Casa’, was presented at a private event in Tokyo on 27 October 2026. Bringing together three leading names across luxury real estate, design and lifestyle, its completion is highly anticipated the summer of 2027.

As nod to the Roman Domus, where architecture and nature seamlessly coexist, the heart of the residence is a central courtyard, around which living spaces are arranged. A private elevator connects all four floors, where three bedrooms sit at the top, while entertainment and wellness are reserved for the bottom. Think a sauna, bar, billiards and golf simulation room. There’s even a separate entrance for service staff.
The materials lean toward the quietly lavish: Italian marble, silk wall coverings, bespoke Fendi Casa furniture and a natural stone kitchen. Preserving the defining qualities of the original architecture while bringing the interior vision to life, this is a union of Japanese architectural rigour and the Italian art of living, two traditions that prize craftsmanship and restraint.

Hiroo itself suits the brief. Home to embassies, international schools and houses tucked behind garden walls, the neighbourhood has evolved over four centuries from feudal estates into one of the city’s most established addresses. Arisugawa-no-miya Memorial Park, once part of an imperial garden, anchors its greenery.
“Its discretion, international character and enduring residential prestige align closely with the experience we want to create,” said Hisashi Kitami, chief executive of List Sotheby’s International Realty, who described the villa as the first step in a longer partnership.
