Banyan Group launches residential brand Bellaguna

With the launch of Bellaguna, Banyan Group signals a growing focus on standalone residences

Branded residences may be enjoying their time in the sun, but attaching a prestigious name to a shiny new development is far from enough to win over discerning buyers. While lifestyle credentials and a sense of exclusivity may garner attention, it is often credible service that ultimately matters most. It is little surprise, then, that hotel brands—with their ability to extend established hospitality expertise into the residential realm—have traditionally been well placed to meet this expectation.

What is perhaps more interesting, however, is that many brands are now rethinking the model altogether, looking beyond hotel-adjacent homes toward standalone residences designed first and foremost for everyday living.

It is within this shift that Banyan Group has introduced Bellaguna, its latest residential brand. Conceived as a collection of premium homes rather than an extension of hotel inventory, Bellaguna appears designed for buyers seeking greater privacy and permanence, without relinquishing the reassurance of professional management.

While the brand expects several of its projects to be located within the premium integrated destination of Laguna Phuket, Banyan Group has indicated that Bellaguna is positioned to operate independently across a range of destinations.

“Standalone premium residences have become a rapidly expanding part of our business, and it was important to create a dedicated identity for this segment,” says Stuart Reading, managing director of Banyan Group Residences. “Bellaguna marks a new chapter in our evolution, offering refined homes that answer the needs of today’s international lifestyles while maintaining the service standards Banyan Group is known for.”

The brand’s first expression, Bellaguna Lake Residences – Lotus, will comprise a series of contemporary low-rise buildings set beside a lake within Laguna Phuket. Elongated in form and inspired by the clean lines of modern yachts, the buildings are oriented to maximise lagoon and sea views, with façades that shift subtly with the light and interiors defined by warm, neutral palettes and generous natural illumination.

Residential options range from one-to three-bedroom condominiums to larger penthouses with private rooftop pools. Beyond shared amenities—including rooftop infinity pools, landscaped gardens, and a lakeside boardwalk—ownership also comes with a suite of considered benefits, from complimentary property management and insurance in the first year to exclusive discounts on education, healthcare, and leisure privileges through Laguna Phuket’s wider network.
