The 12.2-metre-wide wellness-oriented Upper East Side brownstone’s six bedrooms are complemented by 13 bathrooms, two kitchens and half a dozen private outdoor spaces

Who needs to schlep to a spa when this New York City townhouse houses an entire health club? The wellness-centric brownstone in the Upper East Side‘s affluent Lenox Hill neighbourhood was just listed for a whopping US$57.5 million. On the market with Leighton Candler at Corcoran, the palatial, five-story property is comprised of two side-by-side circa-1910 Queen Anne-style brownstones that have been artfully combined by the UK-based firm Guy Stansfeld Architects.

“Positioned across from the Carlyle Hotel and moments from Central Park, this townhouse isn’t just a residence; it’s a statement of living art and luxury,” writes the listing. Measuring 12.2-metres wide, the abode comprises six bedrooms, five full bathrooms, and a whopping eight half-baths. Standout details that add to the home’s sleek, modern feel are its bespoke finishes, including tiger ebony wood pocket doors, German oak wide plank and terrazzo floors, soaring double-height ceilings, and an elevator. There are also three dramatic staircases throughout, one of which swoops down in a striking spiral like a sculpture.

Along with its ample size, the many leisure and recreation offerings are what really set this townhouse apart from others. The private, in-house health club in the cellar features everything from an indoor saltwater swimming pool to a spa, sauna, and gym. One floor up, there’s a tranquil garden with a waterfall feature that seems like it would be the perfect place to meditate.

And what makes this stately pad even more baller is that it’s equipped with a private rooftop sports court. Yes, you read that right. You can shoot hoops with the Manhattan skyline as your backdrop and then pop down to the spa to relax in the sauna. The best part is that you don’t have to share any of it with towel-clad strangers!

Over the last year, the Upper East Side has seen a surge in multi-million dollar home sales as more high-net-worth buyers return to the city. In fact, there was a 15.5 per cent increase in the number of contracts signed on the UES for properties priced at US$20 million and above in Q1 2024. At the same time, the median home price in the neighborhood jumped 16.3 per cent compared to last year. Even more impressively, the borough of Manhattan recorded a 140 per cent uptick over the same period in the number of contracts signed for homes asking for US$20 million or more.
